The Mermaid Avenue project presented a unique challenge—transforming a weathered cliffside home into a refined, future-proof residence. Designed by Andrea D’Cruz of D’Cruz Design and built by One Up Building, the renovation required careful planning to navigate structural complexities and coastal conditions.
Here, Andrea reflects on the process, the challenges faced, and the collaboration that brought the project to life.
When did you start work on the Mermaid Avenue project?
The project ran from 2021 to 2023.
What was the main objective of the renovation, and how did you approach it?
The goal was to modernise and future-proof the home, incorporating lift access and reinforcing the structure against the elements. The extent of remedial work required meant almost everything—inside and out—had to be rebuilt. I brought in One Up Building early on, knowing their experience with challenging sites would be valuable.
How did you first connect with One Up Building?
I worked with them on a project in Millers Point in 2010 and later on homes in Woollahra and Clovelly.
What was the expected timeline, and how did you manage it?
It was roughly an 18-month build. One Up’s strong project management skills were key to keeping things on track, particularly given the site constraints and the complexity of the structural work involved.
Did the project present any unexpected challenges?
Definitely. With a renovation of this scale, unforeseen issues always come up. The structural remediation work was particularly extensive.
What was your favourite stage of the build?
The final phase is always the most rewarding—when everything comes together, and the design moves from concept to reality.
What do you think is key to delivering a project like this successfully?
A clear vision, strong problem-solving, and a collaborative approach. Working closely with the builders, engineers, and trades ensures the best outcomes, especially on technically demanding projects.
Can you share an example of a challenge that needed a creative solution?
The cliffside location made access difficult, so we had to be strategic about how materials were delivered and moved on-site. It was a logistical challenge from start to finish. I had confidence in One Up’s ability to deliver. They met my high expectations by achieving the desired results with professionalism and attention to detail.
What’s next for you—are there any upcoming projects you’re particularly excited about?
I’m working on several projects at the moment, including another collaboration with One Up Building that’s set to begin construction in 2025.
